1. Agent and or Buyer shall not conduct any direct business with the subject property owner in regards to the purchase or listing of said property for a term of six months from the date of registration. I agree to direct all inquiries and discussions about this property solely through SmileeHouse Auction Co LLC and shall not directly or indirectly contact the seller. Any unauthorized contact with the seller will be considered intentional interference with a contract and will be subject to Litigation.

2. All Agents/buyers MUST register before entering the subject property.

3. All bids must include a 10% buyers premium in addition to the purchase price to SmileeHouse Auction co LLC. SmileeHouse reserves the right to reduce its commission/buyers premium at its sole discretion and is negotiable. Example: Offer $100,000 + 10% buyers premium =$110,000

4. All contracts/Bids to be submitted on FarBar as-is and auction addenda.

5. No site unseen offers will be accepted.

6. List price is starting bid only.

7. POF required for all cash contracts.
